How to Prepare Your Airbnb Rental For Guests

When you list your home on Airbnb as a vacation or short-term rental, you have to get ready for your guests so that you can get good reviews and more renters. Remember, travelers choose Airbnb because it’s typically more affordable accommodation than luxury hotels and allows them to live like a local.

From cleaning to maintenance and more, it’s important that you properly prepare your Airbnb rental for guests. Here’s how.

Remove Personal Items 

If you are renting out a home that you live in, make sure to remove personal and valuable items like bills, family heirlooms, and jewelry. You can keep these items in a safe within the home, move them to where you’ll be staying, or to a storage unit. 

You can leave items that you think provide a more homey feel, like books and magazines and wall art. These will also serve as a gentle reminder to your guest that they are staying in someone else’s home, making them more likely to treat it with respect.

Clean and Tidy Up

Clean your house before guests come to stay so that they will feel welcome and like their money was well-spent. Make sure to deep clean and vacuum every room between renters, paying close attention to carpets, blinds, walls, lights, and more. A clean home will help you better compete with hotels and other rentals that are getting good reviews on Airbnb. 

Make sure that you dust and check for mold so that you’ll have good air quality in your home. If you want to further improve your renters’ experiences, you can get an air purifier that will reduce any allergies they have, making them feel more comfortable in your Airbnb than they would in even the most expensive hotels.  

Perform Maintenance

Every home has necessary maintenance that must be performed, so it’s important that you do that before your guests arrive. Make sure that all of the appliances are working, check your HVAC system, and look at faucets for signs of leaks. 

If any of the furniture has seen better days but is still functional, you can hack your furniture and either repair it or turn it into another functional item so that it looks brand new. 

Upgrade Your Furniture

To compete with the big chain hotels and bring in more quality renters willing to pay the price for a nice home to rent, you’ll need to have quality furniture from a nice, comfortable sofa to a memory foam mattress. Remember that your furniture will get a lot of use out of it, especially if your renter decides to bring friends over. Because of this, it’s best not to skimp on your furniture so that your sofa and mattress can last for years before you’ll have to replace them in order to maintain quality renters. 

Provide Basic Kitchen Appliances

One thing that Airbnb has that a hotel doesn’t is a full kitchen. Those who prefer cooking for themselves will likely choose an Airbnb rental over a hotel. For this reason, make sure that everything in your kitchen is in working order and provide them with a few cooking essentials like pots, pans, utensils, oven mitts, and more. 

Add WiFi

If you don’t normally live in the home you’ll be renting, you may not have WiFi or streaming services set up. Giving your renters the ability to use the internet and watch their favorite television shows adds a level of luxury that they might not get at a hotel. If you think cable is too expensive to have in your Airbnb, add a streaming service so that your renters can watch TV. 

Make It Safe

Above all else, your Airbnb rental should be safe. Do one final walkthrough of the home to make sure there are no loose or exposed wires or other hazards. If you find any, make sure to get them fixed before your renter comes. Also, check the smoke alarms, carbon monoxide detectors, and fire extinguishers. 

If you want to go above and beyond, provide your renters with a first aid kit, something they likely won’t bring on their travels so that if they have a kitchen accident, they can take care of it immediately.
